What I’m Seeing in This Market with Rates Above 7%

October 11, 2026

Interest rates above 7% and thinking buying a home is out of reach? Let me tell you what I’m actually seeing out there.

I know the headlines make it sound like now is the worst time to buy. But as a buyer’s agent, I’m in homes every week, and what I’m seeing on the ground is a different story.

Homes are sitting on the market longer. Every time I go out to look at a house, the listing agents call me and ask if I’m working with a buyer. They want to talk, they want to negotiate, and they’re willing to work with me and my buyers to get a deal done. That’s a big shift from a few years ago, when buyers were fighting over every listing.

Now, are all sellers flexible? No. Some aren’t willing to budge, and that’s okay. There are twice as many homes to choose from, so if something doesn’t work out, you can move on to the next one without feeling pressured.

Most sellers right now are willing to cover closing costs, and many are open to negotiating with buyers in other ways too.

So what does this mean for you?

✅ You have more choices

✅ You have more negotiating power

✅ You don’t have to rush or settle

If you want a home of your own, you can have one for the holidays. Many sellers are motivated right now, so it’s the perfect time to buy and start the new year in your own place.

And if you’d rather wait? That’s okay too. Buying a home is a big decision, and there’s no wrong timeline. Just remember that an interest rate isn’t set in stone, so whenever you’re ready, I’m here to help you make a plan.
